Over the last year or so I've conducted a loose survey.   (Rather, a question and answer session right from the get-go!)

I've often touted the advantages to potential home buyers of having their own real estate agent to represent them instead of relying on the sellers agent.   (In Macomb County MI this is especially important as many of the home sales are foreclosures and short sales.  In these cases it is even more important to have an agent to advocate for you and look out for your best interests.)

When meeting with home buyers for the first time I've asked the following question:  What do you want your buyers agent to do for you?   The responses were varied, and often eye opening.  Some of the responses:

I don't want to drive around looking at homes that won't work.  I would want my buyers agent to help narrow them down for me.  (Higher gas prices,  scarcity of free time, they all add up to buyers wanting us to preview homes for them.  We're happy to do that.)

Help us understand the mortgage process.  It's all so confusing.   (This was mentioned more than once, in fact nearly every single home buyer had this concern)

I want a good deal on a house.  Negotiate for me. (Another one of the responses that were made by more than buyer.  Negotiating is part of what buyers agents do, and enjoy handling for you.)

Let me know when something new becomes available.  (A buyers agent will not only scour the Multilist for you, but will look for suitable For Sale By Owner homes to try and find you the perfect home)

Be there.   (Sounds simple doesn't it?  Buyers want us to be there for the home inspections, during the final walk through, at closing, and be there for them when they have questions throughout the process and afterwards. This one was eye opening for me as I am there for my clients, and cannot imagine a buyers agent not being there for their clients.)

Let us take our time.  (Another eye opening statement.  If it takes 1 week, one month, 6 months to find that perfect home buyers do not want to be rushed.)
