Wide angle lens photographers just know how to get the shot!   It DOES make a huge difference.

Pippa,

Excellent point.  Even if I can't get the home owner to clean up, I will move things out of the view of the picture, so I will have a decent looking picture online.  Another good point is to come in close.  Several close pictures of important aspects of a room are better than a far away picture.  In my area, the MLS allows 12 photos.  You would be surprised how many listings are out there with 1 picture of the front of the house.  Go figure?

Have another great day

There really us a huge difference in the Before and After pictures.  Sometimes sellers get so scared when they hear the word staging - more often than not just de-cluttering will do the trick!

Pippa, The first photo was taken at the wrong time of the day... the second was either taken early in the a.m. or early in the p.m. Yes, wider = better!

I'm particularly anal about photos in listings and in other listings as well.  I often find it crazy that we are in a show me business and many listings have NO photos (at least not until the 7th day before they are fined) or have just a few when we can have 25 images and also can include a virtual tour link.

Hi Pippa...de-cluttering for a photo does work well.

Cheers
